Commercial Property Associate

Job Introduction

We are offering an opportunity for a lawyer to join the well-established and highly successful Commercial Property team in our Bristol office, which has for many years been recognised as a leading team in the field.  Over 35% of the firm's turnover comes from the Real Estate department as a whole, making it a vital part of the firm. Our Real Estate lawyers make a key contribution to the success of the firm in their work across each of the firm's designated sectors.

Our clients include national charities and non-profit organisations, educational institutions, developers including national house builders, and property investors both large and small.  Across the entire firm the Real Estate department comprises 22 partners and over 85 senior associates, associates, solicitors, trainee solicitors and paralegals spread across our four offices.

Role Responsibility

You will provide a wide range of advice on property matters including advice to charities, universities, schools, property investors and developers.

Legal/technical ability

  • Demonstrates a basic level of competence in own area of law
  • Advises clients on basic matters and refers matters to supervisor (s) when appropriate
  • Takes client calls successfully and produce / record effective telephone notes
  • Demonstrates a basic understanding of the client's aims and objectives
  • Applies Firm and departmental processes and procedures
  • Demonstrates best use of precedents and know how to save time and costs
  • Drafts concise documents in plain language

Business generation

  • Contributes to appropriate business development activities of the team and the Firm
  • Wherever the opportunity arises, promotes the services of teams from across the Firm to the client for whom they are acting
  • Introduces new clients to the Firm
  • Achieves agreed business development targets (if any)
  • Identifies and attends appropriate networking opportunities
  • Updates SLX accordingly

Collaboration/people processes

  • Plays an active role within the team and supports other team members during busy times
  • Involves the secretaries and other support staff in an effective way
  • Takes responsibility for delegated work, asks for guidance in respect of matters which are unclear and reports errors which need to be resolved
  • Demonstrates a willingness to support the supervisor to whom they report
  • Commits to attendance at team/departmental meetings/individual training meetings

Financial management (under the supervision of a Partner)

  • Achieves financial and hours targets as set by HoD
  • Demonstrates an understanding/awareness of working capital and regular billing and refers matters as necessary in a timely fashion to the Supervisor.
  • Brings matters to the attention of the Supervisor and/or clients at the appropriate time and updates fee estimates accordingly
  • Actively participates in / contributes to the scoping of work
  • Proactively and regularly seeks work from supervisor (s)
  • Complies with the SRA Accounts Rules
  • Deals promptly with any working capital exercises

Knowledge sharing

  • Adopts knowledge sharing behaviours at team, department and Firm level
  • Contributes to knowledge sharing initiatives to improve efficiency and profitability
  • Supports the team's Knowledge Champion in building and cascading knowledge   
  • Sharing resources, protocols and practices
  • Contributes to the development of the firm's know-how and precedents
  • Demonstrates best use of precedents and know how to save time and costs

Quality standards

  • Demonstrates consistent compliance with the Firm's quality policies and procedures as set out on the intranet

Learning and development

  • Attends the Management Course Stage 1 within the first three years of qualification
  • Complies with CPD requirements and identifies specific training needs
  • Attends appropriate departmental training sessions
  • Attends appropriate internal courses (e.g. management and IT skills)
  • Provides informal and formal training as appropriate (e.g. induction, mentoring and internal team presentations) as skills develop

The Ideal Candidate

You will be a lawyer with a natural aptitude for Real Estate work and the experience to carry a broad workload with minimal supervision.  The key attribute is the ability to understand the client's objectives and position in the market. Our applicants will be selected for an interview on the basis they have the following qualities:

  • Excellent academics
  • An ability to translate legal concepts into practical advice for commercially minded clients
  • Clear and concise drafting skills
  • The ability to develop good relationships with existing clients and new clients
  • A commitment to team work and collaboration with colleagues
  • The ability to operate effectively within the framework of Lexcel compliance and good transactional and financial management
  • The ability to prioritise work and meet fee earning targets

The ideal candidate would also have an interest in being involved in marketing activities including assistance with presentation at seminars, attending networking events and writing articles for professional journals.
